The EU Directive 2002/91/EC of the European parliament and Council on the Energy performance of buildings came into force on 04 January 2003. Its purpose is to raise awareness of energy use in buildings and is intended to lead to increases in investment in energy efficiency measures.
Within the UK alone Domestic Residential homes account for 27% of all CO2 emissions.
The UK Government via the CLG has thusly implemented a means by which each residential property in England and Wales can be rated for its Energy Efficiency and Carbon Dioxide Emissions, very similar to what is found on white label goods. The Energy Performance Certificate or EPC is a six-page document that is generated from information provided by a qualified and certified Domestic Energy Assessor or DEA after an in-depth site survey of a property.
The Energy Performance Certificates have been included within the Home Information Pack as part of the pack contents. This will mean that when homes are marketed for sale perspective purchasers will be able to view the Energy Performance of a property alongside ways in which improvements can be made to increase its Efficiency. This will better provide the general public with an understanding of the environmental impact on the climate and how substantial financial savings can be made by reducing the amount of Energy used.
